## Floor Plan of the 24x36 Mansard Loft House

The double-height living room and the entry and dining area share a 16 ft 4 in flat ceiling lit by six slope windows. A kitchen with an island, a reading nook and a bathroom with a soaking tub sit under the loft. At the back, the bedroom measures 10' 8-1/2" x 23' 1". A straight 15-riser stair in the living room leads to the sleeping loft of 19' 2-3/16" x 18' 4-7/16", with a 7 ft flat ceiling and two skylights. The 8 ft deck runs the full width of the front.

## How the French Mansard Roof Works

The walls are one tall storey. The flat roof sits on a curb ring inside the walls, made of LVL curb beams on four 6x6 posts in the living room and knee walls over the loft. The steep mansard rafters lean from the wall caps to the curb, so every load goes straight down, with no outward thrust and no ties needed across the rooms.

## Construction Details of This Mansard Roof House

- Foundation: 35 concrete piers in 5 rows with five built-up pressure-treated girders
- Floor: 2x8 pressure-treated joists at 16 in on center with 3/4 in tongue-and-groove subfloor
- Walls: 2x6 walls one storey tall to the mansard seat
- Loft: 11-7/8 in I-joists on ledgers with an LVL edge beam on three posts
- Mansard slopes: 2x8 rafters at 16 in on center, 2x10 hips, dark standing-seam metal and six steep-slope roof windows
- Flat roof: I-joists on the curb ring, tapered insulation and single-ply membrane, two skylights and a 12 in black cornice
- Exterior: White lap siding with a 7 in exposure, white trim and soffits, black windows, fascia and cornice, gutters on all four eaves
- Design basis: Roof snow load up to 40 psf and wind up to 115 mph (Exposure B); have the posts, curb beams, loft joists and connections reviewed locally

## File Format, Paper Size and Units

The plan is a 60-page PDF sized for US Letter paper. All dimensions are in imperial units (feet and inches), and lumber is listed by nominal size. You can print the pages or read them on a tablet or laptop on the job site.

## Who This DIY Mansard House Plan Is For

This plan suits DIY builders with framing experience who want a small mansard house with a big loft. The curb beams need a rented material lift, and the slopes and flat roof need scaffold and a harness. A building permit is needed almost everywhere, so take the plan to your local building department early. Many builders plan over the winter and are ready to build in spring.

## Frequently Asked Questions

### How do I download the PDF after purchase?

After checkout, you can download the PDF from the download link on your order confirmation page and in your confirmation email. The download is instant, and nothing is shipped.

### What is the point of a mansard roof?

The point of a mansard roof is that its steep slopes turn the space under the roof into an almost full upper floor. In this mansard house plan, that space holds a 19 x 18 ft sleeping loft with a 7 ft flat ceiling.

### What are the disadvantages of a mansard roof?

The main disadvantages of a mansard roof are that the steep slopes shed snow fast and the flat top needs membrane care. On this mansard roof, keep walkways out of the drip line and keep the flat roof clean so water never stands.

### What is the typical pitch of a mansard roof?

Mansard roofs have a very steep lower slope and a flat or low upper part. In this plan, the four mansard slopes are 68.2 degrees (about 30/12) under a flat roof.

### Can I add dormers instead of roof windows?

Yes, you can add classic mansard dormers instead of roof windows, fitted between the rafters at the same positions. Have the headers checked locally.
