## File Format, Paper Size and Units
The plan is a 59-page PDF sized for US Letter paper. All dimensions are in imperial units (feet and inches), and lumber is listed by nominal size. You can print the pages or read them on a tablet or laptop on the job site.
## Who This DIY Modern House Plan Is For
This plan is for DIY builders with framing experience who want a small modern house with a loft. The 17 ft walls go beyond prescriptive code tables, so a local engineer must confirm the studs, sheathing nailing, hold-downs, roof terrace and parapet guards. Raising the tall walls takes at least four people. A building permit is needed almost everywhere, so take the plan to your local building department early. Many builders plan over the winter and are ready to build in spring.

## Frequently Asked Questions
### How do I download the PDF after purchase?
After checkout, you can download the PDF from the download link on your order confirmation page and in your confirmation email. The download is instant, and nothing is shipped.
### What are the downsides of a flat roof?
The main downsides of a flat roof are drainage and membrane upkeep, since water must never stand on it. This flat roof house plan uses tapered firring, scuppers and downspouts, and the scuppers should be cleaned every spring and fall.
### Can I build this house without the roof terrace?
Yes, you can build this house without the roof terrace by skipping the pavers, lowering the terrace parapets to the main roof height and replacing the loft door with a window. The exterior stair is then not needed.
### How big is this modern loft house?
This modern loft house has about 787 sq ft of living space: 583 sq ft on the ground floor and 204 sq ft in the loft. The roof terrace adds 178 sq ft of outdoor space.
### Can I build this modern house on a slab?
Yes, you can build this modern house on a slab by skipping the pier, girder and floor steps and using pressure-treated bottom plates with anchor bolts. The deck steps and the exterior stair change.
