## Floor Plan of the 24x36 Saltbox Loft House
The living and dining room is open to the roof behind the cedar front. A kitchen with an island, a hall, a desk nook and a bathroom with a soaking tub sit under the sleeping loft. At the back, a vaulted bedroom of 10' 7" x 23' 1" is open to the roof. A straight 15-riser stair in the living room leads to the sleeping loft of 10' 11-1/2" x 21' 6-1/2". The 8 ft deck runs the full width of the front.
## How the Saltbox Roof Works
One 8/12 roof plane runs short and steep from the tall 14 ft wall, and the other sweeps long and low down to an 8 ft 6 in eave. A structural LVL ridge beam sits 8 ft from the tall wall on three posts, so the rafters push no thrust onto the walls and no ties are needed across the rooms. You can also build every drawing mirrored, with the tall window wall on the left.
## Construction Details of This Modern Saltbox Cabin
- Foundation: 28 concrete piers in 4 rows with four built-up pressure-treated girders
- Floor: 2x8 pressure-treated joists at 16 in on center with 3/4 in tongue-and-groove subfloor
- Walls: Tall right wall of 13' 10-1/2", low left wall of 8' 6-1/2"
- Roof: 2x12 rafters at 16 in on center, dark standing-seam metal, 12 in eaves and rake overhangs, gutters on both eaves
- Loft: 2x10 loft joists on an LVL loft beam and the bearing wall
- Exterior: Black vertical board-and-batten on the long walls and back, cedar shiplap on the front, black windows and trim, cedar soffits
- Design basis: Roof snow load up to 40 psf and wind up to 115 mph (Exposure B); have the ridge beam, posts, tall wall and connections reviewed locally
## File Format, Paper Size and Units
The plan is a 62-page PDF sized for US Letter paper. All dimensions are in imperial units (feet and inches), and lumber is listed by nominal size. You can print the pages or read them on a tablet or laptop on the job site.
## Who This DIY Saltbox Cabin Plan Is For
This plan suits DIY builders with framing experience who want a small saltbox house with a loft. The tall wall takes four people and wall jacks, and the ridge beam needs a rented material lift. A building permit is needed almost everywhere, so take the plan to your local building department early. Many builders plan over the winter and are ready to build in spring.

## Frequently Asked Questions
### How do I download the PDF after purchase?
After checkout, you can download the PDF from the download link on your order confirmation page and in your confirmation email. The download is instant, and nothing is shipped.
### What are the pros and cons of a saltbox roof?
A saltbox roof gives you a tall wall for big windows and room for a loft, but the long rear slope collects about twice the water and snow of the short slope. On this saltbox roof, keep the long-side gutter clean and lead its downspouts well away from the piers.
### What is the typical layout of a saltbox house?
In this saltbox house, the living and dining room sits at the front, the kitchen and bathroom sit under the loft, and the vaulted bedroom is at the back. The sleeping loft is reached by a straight stair from the living room.
### Can I mirror the saltbox plan?
Yes, you can mirror the saltbox plan by building every drawing left-to-right, with the tall wall on the left. Turn the house so the tall window wall faces the view or the sun.
### Can I build this saltbox cabin on a slab?
Yes, you can build this saltbox cabin on a slab by skipping the pier, girder and floor steps and using pressure-treated bottom plates, anchor bolts and a footing under each ridge post and loft post. The deck and steps change.
